106 <br />e.Sanitary sewer construction: <br />The Developer shall construct all sanitary sewer pipes <br />107 <br />determined to be necessary by the City to serve the Property, including individual lot <br />108 <br />services. <br />109 <br />1. <br />All sanitary sewers shall be constructed in accordance with City details, <br />110 <br />specifications, and the City approved Public Improvement Construction Plans. <br />111 <br />f.Storm sewer construction: <br />The Developer shall construct all storm sewer <br />112 <br />improvements determined to be necessary by the City to serve the Property, including <br />113 <br />the construction of outlet control structures and flared end sections. <br />114 <br />1.Storm sewer facilities, including ponds and infiltration basins, shall be <br />115 <br />constructed in accordance with City details, specifications, and the City approved <br />116 <br />Public Improvement Construction Plans. <br />117 <br />2.Infiltration basins shall be protected from silt during construction. If these areas <br />118 <br />do not function as designed, the Developer shall reconstruct them as directed by <br />119 <br />the City Engineer. <br />120 <br />g.Restoration of existing streets: <br />Curb cuts and street cuts shall be reconstructed to <br />121 <br />match existing street typical section. <br />122 <br />1.All unused curb openings along Millwood Avenue curb line shall be removed and <br />123 <br />replaced with concrete curb and gutter to match existing. Curbs proposed to be <br />124 <br />replaced shall have a minimum of 3 feet of bituminous saw cut out to allow for <br />125 <br />proper compaction. <br />126 <br />2.Utility trenches shall be restored by the Developer per City standards. <br />127 <br />h.Erosion control <br />. Prior to the commencement of any grading and before any utility <br />128 <br />construction is commenced or building permits are issued, the erosion control plan <br />129 <br />must be implemented, inspected and approved by the City. The Developer shall meet <br />130 <br />all requirements of the City’s Erosion Control Ordinance including but not limited to <br />131 <br />the following. <br />132 <br />1.No construction activity shall be allowed and no building permits shall be issued <br />133 <br />unless the Property is in full compliance with the erosion control requirements. <br />134 <br />2.Measures shall be installed in compliance with MPCA NPDES permit <br />135 <br />requirements. <br />136 <br />3.The City shall inspect the site periodically and determine whether it is necessary <br />137 <br />to take additional measures to address erosion. <br />138 <br />4.To remove dirt and debris from streets that has resulted from construction work <br />139 <br />by the Developer, its agents or assigns, the Developer shall sweep Cleveland and <br />140 <br />Langton Lake Drive on a weekly basis or more frequently as directed by the City <br />141 <br />Engineer until the site is stabilized. The Developer must sweep roadways with a <br />142 <br />water-discharge broom apparatus.
