PF13-009_RCA_081213.doc <br />Page 3 of 3 <br />5.5According to the procedure established in §1104.04E, if a MINOR SUBDIVISION application 51 <br />is approved, a survey of the approved parcels, the new legal descriptions, and any 52 <br />necessary Quit Claim or Warranty deeds must be submitted within 30 days for 53 <br />administrative review to verify consistency with the City Council’s approval; then the 54 <br />required easements must be prepared, and the easements and legal descriptions must be 55 <br />filed by the applicant with the Ramsey County Recorder. 56 <br />6.0R ECOMMENDATION 57 <br />Based on the comments and findings outlined in Sections 4 – 5 of this report, Planning 58 <br />Division staff recommends approval of the proposed RECOMBINATION MINOR 59 <br />SUBDIVISION , with the following conditions: 60 <br />a.drainage and utility easements shall be dedicated as illustrated on the site plan 61 <br />reviewed with this application; and 62 <br />b.approval of the parcel recombination shall not create a nonconforming accessory 63 <br />structure setback at 2168 Saint Croix Street.
