<br />WHEREAS, the proposed interim use of the property for temporary classrooms will not <br />have an impact on parks, streets and other public facilities. The modular unit will be connected <br />to City sanitary sewer and water main, and other private utilities. The Engineering Department <br />is working with Family Academy's engineers to determine the most advantageous way to <br />connect to utilities; and <br /> <br />WHEREAS, the proposed interim use of the property for the eight temporary classrooms <br />will be compatible with contiguous properties; and <br /> <br />WHEREAS, the proposed interim use of the property for temporary classrooms will not <br />have an adverse impact on the market value of contiguous properties; and <br /> <br />WHEREAS, the proposed interim use of the property for temporary classrooms will not <br />have an adverse impact on the general public health, safety and welfare; and <br /> <br />WHEREAS, the proposed interim use of the property for temporary classrooms is <br />consistent with the City ofRoseville's interim use standards; and <br /> <br />WHEREAS, the proposed modular unit being located on a portion of the existing parking <br />lot has no additional impervious area, and <br /> <br />WHEREAS, the Roseville Planning Commission held the public hearing on this request <br />on July 12, 200, and found no specific issues with the proposed interim use permit; and <br /> <br />WHEREAS, the Commission recommended (7-0) to approve the request by Family <br />Academy Charter School to allow a temporary modular school facility in the southeastern <br />portion of the Advent Lutheran Church parking lot, subject to: <br /> <br />A. The modular unit being located in the southeast corner of the eastern parking lot with <br />a 10 foot minimum clear area around the structure. <br /> <br />B. The modular unit not exceeding eight classrooms or a size of 126 feet by 68 feet or <br />8,568 square feet. <br /> <br />C. The modular classroom facility not temporarily eliminating more than 56 off-street <br />parking spaces. <br /> <br />D. The modular unit connecting to City sanitary sewer and water, and local electrical <br />service. <br /> <br />E. Family Academy erecting ramps to the entrances to the modular unit consistent with <br />ADA. <br /> <br />F. The modular unit being equipped with down spouts, channeling the roof drainage <br />away the vehicle parking area. <br /> <br />2 <br />
