<br />. <br /> <br />street extensions are necessary, and the new parcels meet or exceed the size requirements of the zoning code, the applicant may <br />apply for a minor subdivision approval. <br /> <br />The proposed subdivision, in sketch plan form, shall be submitted to the City Council at a public hearing with notice provided <br />to all property owners within three hundred fifty feet (350'). The proposed parcels shall not cause any portion of the existing lots, <br />parcels, or existing buildings to be in violation of this regulation or the zoning code. Within thirty (30) days after approval by the City <br />Council, the applicant shall supply the final survey to the Community Development Director for review and approval. A certificate of <br />survey shall be required on all proposed parcels. After completion of the review and approval by the City Manager, the survey shall be <br />recorded by the applicant with the Ramsey County Recorder within sixty (60) days. Failure to record the subdivision within sixty (60) <br />days shall nullify the approval of the subdivision.
