" <br /> <br />2.4 <br /> <br />JJl <br /> <br />3.1 <br /> <br />3.2 <br /> <br />It is. also the policy of the City of Roseville to issue blanket minor variances for, <br />driveway side yard setbacks when nonconforming driveways are replaced, provided <br />the property is located in an R-1, Single Family Residential District, and used for <br />residential purposes. This policy applies to the Krueger request. <br /> <br />Section 703.04B, City Code, states "residential driveways shall be constructed so <br />that the edge of the driveway nearest to the side lot line shall be a minimum of five <br />feet from the side lot line." <br /> <br /> <br />Requests were received from all property owners in accordance with City policy. All <br />requests included an application form, sketch of the driveway, and written approval <br />from the adjacent property owner affected by the variance. <br /> <br />Staff recommends approval of the blanket variances based on the following findings: <br /> <br />1. <br /> <br />The existing setback from the adjacent property line will not be reduced for <br />any of the properties listed. <br /> <br />2. <br /> <br />The width of the driveway will not exceed 26 feet at the property line for any <br />of the properties listed. <br /> <br />3. <br /> <br />The proposed blanket variances are in harmony with the general purpose <br />and intent of the City's Comprehensive Plan and Title 1 0 of the City Code' <br />(Zoning) . <br /> <br />4. <br /> <br />The blanket variances, if granted, will not adversely affect the public health, <br />safety, or general welfare. <br /> <br />4Jl <br /> <br /> <br />4.1 <br /> <br />By motion, approve the following blanket variances based on the findings outlined <br />in 3.2. <br /> <br />1. <br /> <br />Gretchen Senft, 2301 Auerbach Avenue, to reduce the driveway setback to <br />zero feet along the north property line for the purpose of bringing an existing <br />driveway into compliance with Section 703.048, City Code. <br /> <br />2. <br /> <br />Stuart and Jean Remus, 2293 Hand Avenue, to reduce the driveway setback <br />to one foot along the north property line for the p-urpose of bringing an <br />existing driveway into compliance with Section 703.048, City Code. <br /> <br />3. <br /> <br />Gregory Allen, 404 Lovell Avenue, to reduce the driveway setback to zero <br />feet along the east property line for the purpose of bringing an existing <br />driveway into compliance with Section 703.048, City Code. <br /> <br />Blanket Variances - RCA (5/12/97) - Page 2 of 3 <br />
