<br />DAHLEN & DWYER, INC. <br /> <br /> <br />DESCRIPTION OF THE SITE <br /> <br />The subject site as described herein is a rectangular shaped parcel of land <br />having 70' of frontage on the east side of Lexington Avenue N and a depth of 193' <br />for a total area of 13,510 SF. Should subsequen.t information indicate a different <br />parcel size, this report would be subject to review and re-analysis. The reader' 5 <br />attention is directed to the exhibits located on the preceding pages as an aid in <br />visualizing the size and shape of the subject site. <br /> <br />Soil tests were not made available to your appraiser. Should adverse soil <br />conditions be discovered subsequent to the date of this appraisal, this report would <br />be subject to review. and fe-analysis. <br /> <br />The site was originally improved with a detached frame single family dwelling <br />with detached frame garage. The improvements were constructed in 1922 and were <br />in below average condition. The City of Roseville purchased the property in the <br />summer of 1998 and razed the improvements. <br /> <br />The site is below street grade and has several mature trees. All services and <br />utilities available including water, sanitary sewer, storm sewer, gas, electricity, <br />telephone, concrete roadway and concrete curb and gutter. Lexington Avenue N, in <br />front of the subject property, is single lane with a turn lane. There is concrete curb <br />and gutter and overhead electric and telephone. There are also street lights. <br /> <br />Your appraiser is unaware of any adverse easements or encroachments. <br />Should any easements or encroachments be discovered subsequent to the date of <br />this appraisal which would hinder or influence marketability, this report would be <br />subject to review and re-analysis. <br /> <br />According to the Flood Insurance Rate Map prepared by the National Flood <br />Insurance Program dated March 30, 1981, the subject property is located in Zone C. <br />This is Community Panel Number 270599. <br /> <br /> <br />24 <br />
