DESCRIPTION OF THE SITE The subject site as described herein is a rectangular shaped parcel of land having 70' of frontage on the east side of Lexington Avenue N and a depth of 193' for a total area of 13,510 SF. Soil tests were not made available to your appraiser. Should adverse soil conditions be discovered subsequent to the date of this appraisal, this report would be subject to review. and fe-analysis. The site was originally improved with a detached frame single family dwelling with detached frame garage. The improvements were constructed in 1922 and were in below average condition. The City of Roseville purchased the property in the summer of 1998 and razed the improvements. The site is below street grade and has several mature trees. All services and utilities available including water, sanitary sewer, storm sewer, gas, electricity, telephone, concrete roadway and concrete curb and gutter. Lexington Avenue N, in front of the subject property, is single lane with a turn lane. There is concrete curb and gutter and overhead electric and telephone. There are also street lights. Your appraiser is unaware of any adverse easements or encroachments. Should any easements or encroachments be discovered subsequent to the date of this appraisal which would hinder or influence marketability, this report would be subject to review and re-analysis.
