Paul, MN 55101 <br /> <br />Dear Mr. Bergman: <br /> <br />The Roseville City council has discussed the sign variance <br />request which you submi tted on behalf of Don Roberts for the <br />property located at 2210 Terminal Road. The Council has <br />determined that because of the history and because this matter <br />was under discussion prior to the effective date of the <br />moratorium on acceptance of sign variance applications, this <br />request can be processed. <br /> <br />In order to process the application further, I will need the <br />following information: <br /> <br />1. <br /> <br />A certified list of property owners within 250 feet of <br />site in question. This can be obtained either from <br />Ramsey county Abstract Clerk or from any Title Company. <br />will also need to provide one set of mailing labels for <br />names that appear on the list. <br /> <br />2. A narrative statement outlining the variance request and the <br />hardship or practical difficulty which justifies the <br />granting of the variance. <br /> <br />the <br />the <br />You <br />the <br /> <br />3. A revised site plan which shows the exact setback of the <br />proposed sign. The sign should be setback the normally <br />required 40 feet from where the property line would normally <br />be. In discussing this with the Public Works Department, <br />they indicated that they normally would want 100 foot right- <br />of-way. The existing roadway is 52 feet wide which would <br />leave a 24 foot boulevard area assuming the roadway is in <br />the center of the right-of-way. This would mean the sign, <br />as submitted, should be setback 64 feet from the curb of the <br />roadway. If you went to a ground sign design, the sign <br />could be located 20 feet closer to the road. The <br />definition of a ground sign is a sign which is solid from <br />the top of the sign to grade, which does not exceed 8 feet <br />in height and which does not exceed 50 square feet of sign <br />area per side. <br /> <br />2660 CIVIC CENTER DRIVE.
