<br />Task D - Prepare 2 - 3 perspective sketches that i11ustrate the character and quality of the proposed <br />development. <br /> <br />Stage III Work Products -J/lustrative development plan, development summary/tabulation, <br />development parcelization plan and 2-3 perspective sketches. <br /> <br />IV. Implementation Strategy and Action Plan <br /> <br />Task A - Prepare an implementation strategy for public improvement and building projects <br />identified in the City Center Master Plan. Public improvement projects include public streets, <br />streetscape amenities, utilities, open space, pedestrian circulation and public facilities that evolve <br />out of the process. The "building" projects include infrastructure for specific uses designated in <br />the Master Plan. The strategy will identifY specific projects, project costs, the projected time frame <br />for implementation, implementing agency and benefit to the project/community. <br /> <br />Task B - Prepare an action agenda that clearly defines the next steps necessary to move the City <br />Center Master Plan forward. <br /> <br />Task C - Present master plan and development strategy to Planning Commission, City Council and <br />community groups. <br /> <br />Stage IV Work Products -Implementation strategy and action plan. <br />
