The proposed garage would be located in front of the
house, 5 feet from the property line adjacent to Shady Beach Avenue.
city ordinances require that detached garages be located in the rear
yard of the property. The proposed new driveway would be setback 3
feet from the side property line instead of the required 5 feet.

The Minor Variance commi ttee felt this was a reasonable request
because the new garage would be setback 5 feet further from the
property line than the existing garage, there is inadequate space
between the house and the side property line to allow access to a
garage in the rear yard, and the slope of the lot would require more
extensive use of retaining walls if the garage was located further
away from the street. The driveway setback variance is reasonable
to allow proper turning radius to enter the new garage.

All impacted property owners supported the project.

Required:
Proposed:
Variance:
% Variance:

96 feet
5 feet
91 feet
95%

COUNCIL ACTION REQUESTED: Motion to approve/deny Bradley Hoff's
request for a minor variance at l897
shady Beach Avenue.
