�1arc Culver <br />Cin� of Roseville <br />Summary and Conclusions <br />March 26, 2014 <br />Page 11 <br />The following study conclusions and recommendations are offered for your consideration: <br />• Results of the existing intersection capacit�- analysis indicate that the stud�- intersections <br />currently operate at an acceptable overall LOS A during the a.m. and p.m. peak hours. <br />o The side-streets at Lovell Avenue and Cope Avenue also operate acceptably during the <br />a.m. and p.m. peak hours. <br />• The cuYYent development proposal consists of 10 single-family homes and 16 townhomes. <br />Access to the development is proposed at the following locations: <br />o Multiple residential driveways on Cope Avenue (350 feet west of Da1e Street) <br />o Alley access to Lovell Avenue and Cope Avenue (80 feet west of Da1e Street) <br />o Alley access to Lovell Avenue and Cope Avenue (300 feet west of Dale Street) <br />• The proposed residential development is expected to generate appYO�mately 15 a.m. peak <br />hour, 19 p.m. peak hour and 188 daily trips. <br />• Results of the year 2016 intersection capacity analysis indicate that the study intersections <br />and side-streets are expected to operate acceptably during the a.m. and p.m. peak hours. <br />• The proposed development will have minimal impact to the roadway network and no <br />improvements are necessary. <br />• Special consideration should be made to limit any sight distance impacts from future <br />structures, landscaping and signing.
