15. Pro�ertv Condition Disclosure. The parties acknowledge that, if the Property is <br />residential property, the Seller must provide the Buyer a written disclosure, or Buyer <br />must have received an inspection report, or Buyer and Seller may waive the written <br />disclosure requirements under Minnesota Statutes Sections 513.52-513.60. THE <br />SELLER AND BUYER EXPRESSLY WAIVE THE WRITTEN DISCLOSURE <br />REQUIRED LJNDER MINNESOTA STATUTES SECTIONS 513.52 TO 513.60. <br />16. Airport Zonin� Re�ulations. If airport zoning regulations affect the Property, a copy of <br />those airport zoning regulations as adopted can be viewed or obtained at the office of the <br />County recorder where the zoned area is located. <br />17. Predatorv Offenders. Information about the predatory offender registry and persons <br />registered with the registry may be obtained by contacting the local law enforcement <br />agency or by contacting the Minnesota Department of Corrections at 651-361-7200 or at <br />http://www.doc.state.mn.us. <br />18. Studies and Other Materials. Within twenty (20) days after the Effective Date, the Seller <br />shall provide the Buyer with copies of all soil reports, surveys, engineering studies and <br />reports, environmental studies and reports and other documents that Buyer may request <br />pertaining to the Property, if Seller has such documents in Seller's possession. If the <br />foregoing would wark an inconvenience on the Seller, the Seller shall permit the Buyer to <br />examine and make copies of such items during normal business hours, and shall provide <br />facilities for these purposes. <br />19. Conditions to Closin�. The Buyer's obligation to close on this Purchase Agreement is <br />subject to the following conditions precedent: <br />A. The representations and warranties of the Seller contained in this Agreement are true <br />and correct as of the date the Seller signs this Agreement and at the time of Closing. <br />B. The Seller shall have performed and satisfied each of the Seller's obligations under <br />this Agreement. <br />C. The Buyer is able to obtain an Owner's Policy of Title Insurance issued by the Title <br />Company in the full amount of the Purchase Price, subject only to the Permitted <br />Encumbrances, covering title to the Property, showing Buyer as owner of the <br />Property and providing for full coverage over all standard title exceptions. <br />D. There has been no material change in the physical condition of the Property between <br />the date the Buyer signs this Agreement and Closing. <br />In the event any of the foregoing conditions are not satisfied as of the time of Closing, <br />Buyer will have no obligation to proceed to Closing and, unless Buyer delivers written <br />notice to Seller that Buyer has waived any unsatisfied condition and will proceed to <br />Closing, this Agreement, upon notice from Buyer to Seller will cease and terminate, the <br />G� <br />
