<br />Narrative <br /> <br />Midland Hills Country Club is a golf club, located at 2001 Fulham Street, <br />Roseville, MN in the county of Ramsey, on a 161 acre parcel of land. <br /> <br />The main clubhouse consists of 26,235 square feet of which the upper floor <br />was remodeled in the spring of 1988. <br /> <br />At the present time there is a small maintenance building (built in 1960) <br />which consists of 4000 square feet and is located on Lake Street. It is <br />proposed that an addition be constructed to the North East of the present <br />building adding an additional 6000 square feet. <br /> <br />Times have changed since 1960. Additional requirements by the EPA and OSHA <br />have guided the Greens Conmittee in their proposal in upgrading the work <br />environment for employees by the addition of a new work area in the form of <br />a maintenance building. <br /> <br />The land and buildings are being used for recreational and social purposes. <br />With over 20,000 trees and shrubs and 161 acres of maintained open space <br />the environment is extremely pleasing to neighbors and visitors to the area. <br /> <br />The Roseville High School golf team along with the University of Minnesota golf <br />team have access to the golf course without any charge. <br /> <br />Midland Hills is the property owner of all properties surrounding the section <br />of Ryan Ave. which it is requesting to be vacated and desires to upgrade <br />~ts maintenance facility both for the safety and comfort of its employees. <br /> <br />Midland Hills is a golf club which was formed in 1903 and incorporated in 1917. <br />The basic nature of the business is fostering the game of golf and providing <br />a social atmosphere for its members and gathering place for many of the civic and <br />fraternal organizations of the area. <br /> <br />During the peak season there are approximately 175 employees at Midland Hills <br />generating a large payroll of which most would be spent in the Roseville <br />area as this is where the employees, including caddies are drawn from. <br /> <br />No additional parking place need to be added as the purpose of the proposed <br />building is to house equipment and vehicles eliminating much of the outdoor <br />storage. <br /> <br />With the new addition, the drainage around both the old and new buildings <br />will be dramatically improved. In recent years vandalism has increased <br />substantially. It is felt that containment of equipment will promote <br />vandalism reduction. <br /> <br />There are no roof top or mechanical units that will be exposed. The building <br />will be set back into a hillside and landscaped making it pleasant to view. <br /> <br />In so many ways the maintenance building addition as proposed will add much <br />more to the overall looks of the area along with increasing the protection <br />of the environment. <br />
