PAUL, MINNESOTA 55113 I 612·631·0440 <br /> <br />September 12, 1990 <br /> <br />Gentlemen: <br /> <br />Midland Hills Country Club is proposing to build a 60'xlOO' concrete <br />block, concrete spanned roof ~ence. building attached to it's present <br />utility building. <br /> <br />When the initial request for a building permit was made, it was <br />determined that it would be necessary to vacate a portion of Ryan Ave. <br />in the City of Roseville which runs in front of the present utility <br />building and to the south. <br /> <br />The vacating of Ryan Ave. is necessary due to the fact that when the <br />present structure was built in 1959, only minimum set backs from <br />roadways were required. The building codes were changed requiring a <br />60' set back from roadways, and even though the new addition is 25' <br />to the northwest and rear of the standing structure it would be out of <br />compliance with the codes because of being attached to a builðing that <br />is out of code. <br /> <br />Midland Hills Country Club and the City of Roseville are the owners of <br />property on the portion of Ryan Ave. which Midland is requesting to be <br />vacated. In 1959 a 252' section of Ryan Ave. was vacated, leaving only <br />another 280' of Ryan Ave. to be vacated. <br /> <br />That portion of Ryan Ave. requested to be vacated is no longer of <br />value to the general public. The Roseville portion of the property <br />in Garcelons Addition is under water. <br /> <br />Midland Hills Country Club is requesting permission to begin construction <br />of it's maintenance addition based upon receiving vacation of Ryan Ave. <br />If the vacation is not permitted, Midland Hills would bear the costs of <br />moving the addition to bring it into compliance with present set back <br />restrictions. <br /> <br />Your consideration of this matter is requested. <br /> <br />Sincerely, <br /> <br />~~~~ <br /> <br />Michael A.
