Mr. Dunlap is
requesting a minor variance to allow him to construct an attached
garage on the front of his existing dwelling. The proposed garage
would be setback 21.3 feet instead of the required 27 feet.

The Minor Variance Committee believed this was a reasonable request
because the construction of an attached garage meeting the setback
requirements would require the removal of several existing mature
trees on the site. Also, if the garage was moved over, it would
resul t in a drainage problem on the adj acent property because of
the grade difference which would be required between the two
properties.

All impacted neighbors supported the project.

Requirement:
Proposed:
Variance:
% Variance:

27 feet
21. 7 feet
5.7 feet
21%

COUNCIL ACTION REQUESTED: Motion to approve Fred Strub's request
for a minor variance at 1728 Dunlap
Street.
