<br />September 25, 1990 <br /> <br />Mr. Rick Jopke <br />Planning & Zoning Administrator <br />City of Roseville, MN <br /> <br />Dear Mr. Jopke: <br /> <br />I hereby request a setback variance of 5.7 feet for the purpose <br />of building an attached garage at 1728 N. Dunlap. This is a <br />corner lot. The requested variance is to attach a garage on the <br />south side of our home. The garage would measure 22 feet wide by <br />24 feet long and would face Dionne Street. <br /> <br />The purpose for locating the garage at this point was to take <br />advantage of an opening in the foundation where a window <br />currently exists and use that point for a service door to our <br />basement. It also places the garage a safer distance from a tree <br />line for better vision when exiting the garage on Dionne Street. <br /> <br />The garage could be placed on the east end of our home without a <br />variance. This has several disadvantages. The garage would be <br />less visible to traffic. A garage located at this point may <br />alter the drainage of the lot at 1728 Dunlap as well as at 1740 <br />Dunlap. Another concern is that the garage located east of the <br />house may jeopardize a mature tree. The location of a service <br />door would be less than ideal and additional expense would be <br />incurred in excavating and driveway installation. I also believe <br />that if the garage were placed to the east of the house it would <br />detract from the appearance of our home. <br /> <br />Please consider this variance at your earliest convenience.
