County Road C. <br /> <br />Backqround: <br /> <br />1. Amoco Pipeline Company is proposing to construct a 44x32 foot <br />pump and motor building and a 34x12 foot control building on <br />their tank farm property. The structures will be located <br />approximately 1000 feet west of Long Lake Road and 1300 feet <br />south of County Road C. <br /> <br />2. The existing tank farm is a legal nonconforming use. Such a <br />facility requires a special use permit but because of the age <br />of the facility, none was required at the time it was <br />constructed. The City Attorney's office has determined that <br />the City should consider these proposed structures as normal <br />maintenance items and not consider them an expansion of a <br />nonconforming use. <br /> <br />3. The proposed buildings would be metal buildings which would <br />not be allowed under the design standards of the zoning code. <br /> <br />4. The Planning Commission unanimously recommended approval of <br />Amoco Pipeline Company request for a variance to the design <br />standards of the zoning ordinance at 2280 W. county Road C. <br />The Commission felt the variance should be granted based on <br />the distance of the proposed buildings from adjacent <br />property lines and the unique nature of the site. <br /> <br />Alternatives: <br /> <br />1. Deny the request for a variance and require the buildings to <br />be constructed of materials consistent with the design <br />standards of the ordinance based on the finding that no <br />hardship or practical difficulty exists. <br /> <br />2. Approve the variance based on the finding that hardships or <br />practical difficulties exist on the site. <br /> <br />policv Obiectives: <br /> <br />1.
