We agree with your <br />conclusions. The proposed buildings are minor. They do not <br />change the affect on surrounding properties from the present use. <br />These insignificant buildings merely allow Amoco to use their <br />land as they always have with more efficient instrumentalities. <br /> <br />The Minnesota Supreme Court has approved the following language: <br /> <br />". . .the fact that improved and more efficient <br />instrumentalities are utilized in pursuit of the use <br />does not exclude it from the category of an 'existing <br />use' provided these are ordinarily and reasonably <br />adopted to make that use available to the owner, and <br />the original nature and purpose of the undertaking <br />remain unchanged." <br />Hawkins v.
