<br />,~ <br />~ .~ <br /> <br /> <br />February 27, 1992 <br /> <br />Dear Property Owners: <br /> <br />As you are probably aware, Amoco is proposing to construct a <br />gasoline convenience store and car wash on the site at Highway 36 <br />and Lexington Avenue (2326 and 2330 Lexington Avenue). The <br />purpose of this letter is to inform you of the upcoming city <br />meetings concerning this project. <br /> <br />Amoco will need to amend the original approved planned unit <br />development for the project which called for a 9,000 sq. ft. <br />office on the site in question. The amendment will be to <br />eliminate the parcel from the original PUD. Amoco will also need <br />to get approval of a new PUD for the Amoco site. <br /> <br />The current PUD approval process is a 3 step process. The first <br />step in the process is what is called a sketch plan review by the <br />City Planning Commission. The sketch plan is an informal <br />presentation of the project to the Planning Commission by the <br />developer. This allows the Planning Commission to understand <br />what the project is and to outline any problem areas or areas <br />where additional information is needed. The Planning commission <br />is scheduled to have a sketch plan review of this particular <br />project on March 11, 1992. <br /> <br />The second step in the PUD process is for the applicant to apply <br />for a general concept plan approval. At this stage, the Planning <br />Commission and City Council will conduct the formal public <br />hearings on the project. It is anticipated that this will occur <br />in April of 1992. <br /> <br />The final step in the PUD process is for the City Council to <br />approve a final plat. This could potentially occur in May of <br />1992. <br /> <br />In summary, the Planning Commission will begin its review on <br />March 11, 1992. This will be informational only and the Planning <br />Commission will not make a recommendation on that night. You are <br />certainly welcome to attend this meeting but the formal public <br />hearings will not occur until April. I will keep you informed of <br /> <br />2660 CIVIC CENTER DRIVE ..
