The project site is located east of <br />Lexington Avenue (CSAH 51) just north of T.H. 36, as shown in Figure 1. The <br />proposed Amoco development includes eight gas pump spaces, 1248 square foot <br />convenience store and a 792 square foot car wash. The proposed site plan is illustrated <br />in Figure 2. . <br /> <br />The major purpose of our analysis was to develop a traffic plan for the Amoco <br />development which would provide safe and effective traffic operations both on and off <br />the site. After our review of the preliminary site plan, we indicated some traffic <br />concerns regarding the concept of a direct full access driveway to Lexington Avenue <br />just north of the T.H. 36 westbound ramp intersection. The traffic issues included <br />spacing to the T.H. 36 westbound ramp intersection and left turn conflicts. Due to <br />these two traffic issues, we have recommended the extension of the Lexington A venue <br />median island north of the site driveway as shown in Figure 2. The shared PUD access <br />drive would retain its full access movements to/from Lexington Avenue. This median <br />island extension, which has been included in the current proposed site plan, has been <br />assumed for our traffic study analyses. The tasks to accomplish this traffic study <br />included data collection, development of traffic forecasts, traffic analyses, and <br />development of conclusions and recommendations. The conclusions and <br />recommendations are discussed next, followed by the other tasks. <br />
