Kristufek <br /> <br />-8- <br /> <br />February 13, 1992 <br /> <br />Trip Generation <br /> <br />The second step was to estimate the a.m. and p.m. peak hour trip generation for the <br />proposed Amoco site and the vacant PUD parcel. Based on information from City staff <br />the vacant PUD parcel is 5.8 acres and has had numerous alternative approved uses <br />. including a 156 unit senior citizen housing, the Minneapolis Business College and a 24 <br />unit townhouse development, or a 98 unit apartment development. Based on the above <br />alternative approved uses City staff has recommended that trip generation be estimated <br />for multi-family residential housing such as apartments, townhouses or condominiums. <br />For purposes of the traffic forecasts, the previously approved 98 unit apartment <br />development was used. The residential trip eeneration was based on published Institute <br />of Transportation Engineers (ITE) trip rates . <br /> <br />The trip generation rates used for the Amoco site were based on numerous traffic <br />studies by Benshoof & Associates for other gas/convenience store facilities in the Twin <br />Cities area. These local studies and national traffic studies of gas/convenience facilties <br />have indicated a high percentage of intercepted or captured trips from adjacent <br />roadways. It is our understanding that Amoco is building a facility to serve the local <br />neighborhood, rather than principally serving traffic on T .H. 36. For this Amoco site, <br />the estimated traffic forecasts include 60 percent of the customers being intercepted <br />from Lexington Avenue. The remaining 40 percent would be new trips to Lexington <br />Avenue.
