<br />/fA 51" <br /> <br />UPLICATIOB rOR POD ~ <br /> <br />Barra't1ve <br /> <br />This is an application for a PUD amendment to allow an Amoco <br />food shop/pumper/car wash facility on Lexington Avenue adjacent to <br />the Highway 36 west-nound off-ramp. The facility will provide a <br />convenient service to area residents and will be well desiqned and <br />landscaped to produce a pleasing, well kept appearance with safe <br />and adequate traffic flow. Landscaping will be maintained by' an <br />underground irrigation system. <br /> <br />.CUrrently, a 9,000 square fOot office building is an approved <br />component of the PUD for this location.' The Amoco facility will <br />be smaller i~ size and visually mor~ QQ~patible wi,th the <br />neighborhood. In addition, an office building is a destination use <br />and therefore a traffic generator to the neighborhood. The Amoco <br />facility, on the other hand, is primarily a drive-by use ,and <br />therefore not ,a traffic generator. <br /> <br />1. size of current site. Nature of Buildinqs (existina and proposed). currently, <br />the site contains one single-family residence and the remnants of <br />a second single-family residence which burned down. The existing <br />residence will be relocated t.o another lOcation. Amoco will <br />construct on the site an approximatelY 1,248 square foot food shop <br />building, an approximately 792 square foot car wash, and a canopy <br />covering the pump islands and approximately one-half of the food <br />shop building.. <br /> <br />3. Proposed Use of the. Land and Buildings. <br />Shop/pumper/car wash facility. ' <br /> <br />. 4. Existing and Prop.osed Zoning. This property is currently <br />zoned PUD and has approval for construction of a 9,000 square foot <br />office building. Amoco requests amendment. of the PUD to permit the <br />'proposed Amoco facility. <br /> <br />Amooo food <br /> <br />5. Description of Business. It is anticipated that the <br />facility will employ two persons per eight-hour shift. We would <br />be happy to provide any further information regarding the nature <br />of Amoco's business upon request. <br /> <br />6. Parkina. Parking regulations require ninespac;:es for <br />this facility. The proposed site plan shows nine parking spaces <br />plus eight parking spaces at the pump islands. The site is large <br />enough to handle additional parking should it be required by the <br />city. <br />
