They have been <br />tenants for two years and during that time have proven to be <br />exemplary renters. <br /> <br />They operate here primarily as a return depot for rental <br />cars, which are then ferried to their Bloomington storage <br />lot. They rent only mid sized to economy vehicles, with no <br />truck or RV rentals at all from this site. They perform no <br />maintenance on site, other than occasionally vacuuming <br />return cars out. <br /> <br />Snappy has a guaranteed total of seven parking spaces. We <br />have, by actual lease measurements, a total of 7,150.05 <br />square feet of useable area. This is a low ratio of useable <br />to gross area (72.3%) but this is due, in large part, to the <br />fact that we have about l,232 s.f. of unfinished storage <br />space that will never be finished for other than this use. <br /> <br />We have a total of 44 or 45 on site parking spaces, <br />depending on how you calculate the northeast corner. This <br />includes two handicapped spots. <br /> <br />We would like to retain Snappy as tenants. They have been <br />cooperative in every respect, whenever we have asked them to <br />do anything. They co exist well with all of our other <br />tenants and most of us in the building have come to rent <br />vehicles from them whenever the need arises. <br /> <br />Our firm, which occupies the entire first floor, has about <br />l3 employees.
