It has been <br />operating at this location since 1923. Lebena is located at <br />1021 West 1arpenteur Avenue, on a parcel of land 660' X 330'. The <br />garden store which has some exterior display area that relates to <br />the ordinance in question is 10,400 square feet. It presently has <br />a 4 Ft chain link fence around this area. <br /> <br />The garden store has 40 benches that are 6 feet wide and aisles <br />that are 4 feet wide. We display various types of outdoor plant <br />material, such as nursery stock, vegetables and fruit plants, <br />annuals, perennials, ohristmas trees, hay, straw, and rosebushes. <br /> <br />We presently have a oontraot for twice weekly trash removal with <br />BFl. The rubbish containers are located behind a 6 foot cedar <br />fence. <br /> <br />Our existing parking lot would not change. There are approximately <br />100 parking spaces. <br /> <br />We are presently zoned :B-1 B-2 and are requesting this special use <br />peI'mi t in order to comply with the new amendment to Roseville <br />Ordinance #1063, section 8,190. <br /> <br />Lebens is a family owned and operated business that has been <br />serving the needs of Roseville residents suooessfully for almost <br />70 years. We hope that this good relationship with our oommuni ty <br />will oontinue and not be affeoted by the restrictions or require- <br />ments of this ordinance. <br /> <br />
