The engineering staff has reviewed this proposal and has the <br />following recommendations: <br /> <br />1. <br /> <br />sidewalk is required to be constructed along County Road C. <br />would have to be built from the west edge of proposed lot 1 <br />east edge of lot 2. Lot 3 would have to construct sidewalk <br />time of construct of any building on this lot. <br /> <br />This <br />to the <br />at the <br /> <br />- <br /> <br />2. The plans show a proposed storm sewer at the southeast corner of <br />lot 2 being constructed across private property. An easement from <br />that owner would have to be acquired in order to construct the <br />storm sewer. <br /> <br />3. The proper erosion control measures would have to be used during <br />any grading of the area. <br /> <br />4. New sanitary sewer and water lines will have to be constructed to <br />serve this property. The watermain connection would have to be a <br />wet tap in County Road C. A permit from both Roseville and Ramsey <br />County is required to do this work. <br /> <br />5. The proposed watermain shows a hydrant to be placed on the west <br />side of the new driveway to the inspection facility. This should <br />be moved to the east side for better use in case of a fire. <br /> <br />6. Care needs to be taken to NOT place any trees on top of the <br />proposed new sewer and water lines. <br /> <br />7. Any curb and gutter that is removed will have to be replaced using <br />city and county standards for construction. <br /> <br />8. The existing sewer and water mains were not fully assessed based on <br />the proposed new construction. Assessments in the amount of <br />$1,555.50 for sanitary sewer and $1,075.13 for water will be due if <br />this property is developed as shown. <br />
