<br />Re: 3 Lot Plat of Property Located at 2360 West County Road "C" - Roseville, MN., - To be
<br />known as MEAM PROPERTIES ADDITION.

<br />E.F.J. Partnership is currently the owner of two unplatted parcels located at the above referenced
<br />address. Meam Properties, Inc. as the applicant is proposing to subdivide those parcels by platting
<br />into 3 proposed lots as shown on the Preliminary Plat of MEAM PROPERTIES ADDITION.
<br />
<br />The following is an outline of the proposed subdivision:
<br />
<br />1.) The current size of the entire site to be platted has a gross area of 673,671 Sq. Ft. (15.465
<br />Acres). The net area of the site excluding the proposed 49.5 foot right-of-way for County
<br />Road "C" is 621,320 Sq. Ft. (14.264 Acres).
<br />
<br />2.) Lot 1 contains an existing warehouse/trucking facility which will remain as it is currently
<br />being used after platting.
<br />
<br />Lot 2 will be sold to Systems Control to be used for a new vehicle emissions testing
<br />facility. Beginning in July of 1991, all existing vehicles registered in the State of
<br />Minnesota will have to pass an emissions inspection before owners can re-register license
<br />plates. One of the sites selected for the vehicle emission testing facility is Lot 2 of the
<br />proposed subdivision. An application was submitted previously to the City of Roseville for
<br />a special use permit to allow the development of that facility.

<br />Lot 3 will be sold to Systems Control and they plan to market that lot for other automobile
<br />related uses.
<br />
<br />3.) The entire site and much of the surrounding land is Zoned 1-2 (General Industrial).
<br />
<br />4.) We understand there will be no variances required for the subdivision.
<br />
<br />5.) A grading and drainage plan has been prepared by Sunde Engineering, Inc. for the
<br />proposed emission testing facility on Lot 2. In response to the Planning Report dated
<br />December 5, 1990, the grading and drainage plan has been revised and is a part of the
<br />Preliminary Plat submittal.
