The garage is in the
front yard instead of being in the rear yard as required by the
city's ordinance. The garage will remain as is and will not be
converted to a guest room as originally proposed.

The Minor Variance Committee believed this was a reasonable request
because there is a hardship because the only alternative methods for
bringing the garage into compliance is to remove it or move it such
that it is attached to the house. If the garage, which would be
located behind the house, there is insufficient room to provide a
driveway to it.

All impacted neighbors supported the project.

Required setback:
Proposed setback:
Variance:
% Variance:

183 feet
36 feet
147 feet
80%

COUNCIL ACTION REQUESTED: Motion to approve Paul Construction Inc.
request for a minor variance at 3098
Hamline Avenue.
