The building front and entrance face west. The pylon sign, which is 70 sq. ft. in size and 25 ft. tall, is situated in the southwest corner of this property and is perpendicular to Snelling Avenue. It is intended for viewing by northbound and southbound traffic. The pylon sign has no viewing exposure to eastbound or westbound traffic on County Road C. The current sign code allows for a total of 168.76 sq. ft. of signage for all building signs versus the 305 sq. ft. of signs which we are requesting. Because of the building placement on the lot, the excessive building setback from Snelling Avenue, and the placement of the pylon sign for viewing by northbound and southbound traffic traveling on Snelling Avenue only, there exists a complete lack of identification for traffic heading westbound and eastbound on county Road C. There is only limited viewing of the wall sign on the front of the building (west face) for the eastbound traffic on County Road C. The current sign ordinance would allow for the sign on the front (west face) of the building, as shown on the blueprint, but a wall sign only one half the size indicated on the blueprint for the south wall of the building - the area that would be most visible from County Road C, both eastbound and westbound. A wall sign on the south wall of the building which is one half the size shown on the blueprint would'be totally inadequate for viewability and would look totally out of proportion to the rest of the building facing area.
