<br />16 April 1991 <br /> <br />Chris Brandt <br />Brandt Engineering <br />2975 Long Lake Road <br />Roseville, MN 55113 <br /> <br />RE: Request for Variance to Roseville Sign Ordinance, 2975 Long Lake Road <br /> <br />Dear Mr. Brandt: <br /> <br />When we met recently at City Hall, we discussed the need for a site plan and other information <br />to determine the need for the variance you requested to provisions of the Sign Ordinance in the <br />Roseville City Zoning Code. We agreed to assist you in assembling more detailed information. <br />Enclosed are: <br /> <br />* A site plan of the vicinity showing your building, the existing sign, an alternate sign location, <br />and the location of photos taken by you and by our firm (DSU); <br /> <br />* Copies of four slides we took, superimposed with sample signs that would meet the setback <br />and size limitations in the Ordinance. Note that the views we took are from the same <br />distance as two of the photos you took, 170' and 320' away, but are from the middle of <br />Long Lake Road as a driver would view the site, not from the curb. These distances <br />would translate to about 4 seconds and 7 seconds respectively of reaction time at 30 mph; <br /> <br />* Copies of the City's section map and aerial photo of the vicinity. <br /> <br />You may use these materials as you wish to pursue your varianCe request. However, based on <br />the information you have provided us, information that we have put together, and visits to the <br />site, it is my opinion that a sign or signs meeting the provisions of the Ordinance could be <br />placed on your site and still be visible from a reasonable distance away on Long Lake Road, and <br />therefore there is no hardship.
