<br />North Heights Hardware, Case No. 2199 <br /> <br />Page 7 <br /> <br />Policv Considerations <br /> <br />The key policy considerations that the Planning Commission <br />should reflect on relate to the amendment of the <br />Comprehensive Plan and rezoning to take single-family land <br />to facilitate the expansion of an existing business use. <br />These are also a number of judgment calls related to the <br />extent to which this specific nonconforming use should <br />comply with the new design standards. <br /> <br />4. CONCLUSION <br /> <br />This is a relatively straightforward request to expand an <br />existing business to solve problems related to the fact <br />that it has outgrown its site. The land that is to be <br />added to the site is zoned single-family residential and <br />that raises some policy issues. Weighing all of the <br />factors included in the report, we recommend approval of <br />the request subject to: <br /> <br />a. Staff approval of a revised landscape plan; <br />b. Staff approval of lighting details; and <br />c. Modification of grading and drainage plans to meet <br />Engineering Department's approval. <br />
