ROSEVILLE PlANNING COIlKISSION
Wednesday February 13, 1991

Page 14

Shardlow summarized the proposal. Shardlow highlighted
landscaping concerns including the need for additional screening
adjacent to the residential property. Shardlow highlighted a
revised drainage plan that had been submitted as well as proposed
trash handling and exterior building materials.

Keel summarized Engineering Department concerns.

Johnson asked if there would be any changes to signage on the
site. Jim Schwalbach stated that there would be none.

Johnson asked what the exterior materials of the addition would
be. Schwalbach explained the materials and showed examples of
the block that would be used.

Johnson asked if all four sides would be required to be
consistent. Shardlow responded that he would view this as an
upgrade of a non-conforming structure which is allowed under the
new design standards.

stokes questioned what feedback Mr. Schwalbach had gotten from
the neighbors. Schwalbach explained that he had talked wi th
adjacent property owners and indicated their comments were that
addi tional trees be provided and that the yard be 'cleaned up.
Schwalbach stated that they would address these issues.

Stokes questioned if a comprehensive plan change was necessary in
this case. Keel stated that the
exact details would have to be worked out but that the concept
appeared ~orkable.

wietecki asked if there would be additional parking lot lights
installed. Schwalbach replied that they did not plan to install
lights in the parking lot because of snow plowing problems and
the proximity of the adjacent housing. Schwalbach indicated that
lights installed on the building would be sufficient to light the '
parking area.

Roberts questioned what the hardship was to justify the variance
for the setback on the new addition. Schwalbach stated that they
need as much square footage as possible to move all the outside
storage inside and also to accommodate inside storage of trash.

Goedeke commented that this would be a great improvement to the
site and added that most of the residential property owners along
Rice Street would like to be rezoned. Schwalbach commented that
all the houses between County Road C and County Road B-2 would

- <"'--~-'" -,_.- ....
