<br />ROSEVILLE PlANNING COIlKISSION <br />Wednesday February 13, 1991 <br /> <br />Page 14 <br /> <br />Shardlow summarized the proposal. Shardlow highlighted <br />landscaping concerns including the need for additional screening <br />adjacent to the residential property. Shardlow highlighted a <br />revised drainage plan that had been submitted as well as proposed <br />trash handling and exterior building materials. <br /> <br />Keel summarized Engineering Department concerns. <br /> <br />Johnson asked if there would be any changes to signage on the <br />site. Jim Schwalbach stated that there would be none. <br /> <br />Johnson asked what the exterior materials of the addition would <br />be. Schwalbach explained the materials and showed examples of <br />the block that would be used. <br /> <br />Johnson asked if all four sides would be required to be <br />consistent. Shardlow responded that he would view this as an <br />upgrade of a non-conforming structure which is allowed under the <br />new design standards. <br /> <br />stokes questioned what feedback Mr. Schwalbach had gotten from <br />the neighbors. Schwalbach explained that he had talked wi th <br />adjacent property owners and indicated their comments were that <br />addi tional trees be provided and that the yard be 'cleaned up. <br />Schwalbach stated that they would address these issues. <br /> <br />Stokes questioned if a comprehensive plan change was necessary in <br />this case. Shardlow stated that it was. <br /> <br />Goedeke asked if the catch basin location would cause a problem. <br />Schwalbach explained the drainage plan. Keel stated that the <br />exact details would have to be worked out but that the concept <br />appeared ~orkable. <br /> <br />wietecki asked if there would be additional parking lot lights <br />installed. Schwalbach replied that they did not plan to install <br />lights in the parking lot because of snow plowing problems and <br />the proximity of the adjacent housing. Schwalbach indicated that <br />lights installed on the building would be sufficient to light the ' <br />parking area. <br /> <br />Roberts questioned what the hardship was to justify the variance <br />for the setback on the new addition. Schwalbach stated that they <br />need as much square footage as possible to move all the outside <br />storage inside and also to accommodate inside storage of trash. <br /> <br />Goedeke commented that this would be a great improvement to the <br />site and added that most of the residential property owners along <br />Rice Street would like to be rezoned. Schwalbach commented that <br />all the houses between County Road C and County Road B-2 would <br /> <br />- <"'--~-'" -,_.- .... <br />
