North Heights <br />Hardware is located at 2611 Rice Street. North Heights Hardware has been in <br />business for 25 years, selling hardware and related products as well as selling <br />and servicing power equipment. There are currently 15 employees. Sales at <br />North Heights Hardware have increased over 40% in the past five years. <br />Growth is expected to continue as a result of the loyal customer base and good <br />customer service. <br /> <br />As you may already know, North Heights Hardware is currently experiencing <br />shortages in parking and storage space. In September of 1990, the property to the <br />south of the store (2595 Rice Street) became available. North Heights saw this as <br />an opportunity to alleviate the current parking and storage problems as well as <br />to support anticipated growth. <br /> <br />North Heights Hardware purchased this property and is proposing the <br />following: <br /> <br />Division and re-zoning of the lot at 2595 Rice Street. <br /> <br />The proposal is to divide the lot into two parcels with the new <br />property line running east and west. The southern lot would <br />measure 83 feet wide by 213 feet deep and would remain R-1 <br />zoning. The northern lot, adjacent to North Heights Hardware, <br />would measure 76 feet wide by 213 feet deep and would be re- <br />zoned to B-3 (commercial) from R-l. This northern lot would <br />provide parking for an additional 30 cars. Combined with the <br />current parking area of North Heights Hardware, 51 parking <br />spaces would be available, thus meeting/ exceeding the City of <br />Roseville's parking requirements. <br /> <br />Expansion of the current North Heights Hardware facility. <br /> <br />The proposal is to build a 3050 square foot addition to the existing <br />structure. This will provide North Heights Hardware with 2450 <br />square feet of shop space and 600 square feet of retail space. The <br />
