<br />To: Rick Jopke <br />From: Douglas strong <br />Re: Planning File # 2199 <br />Date: January 25, 1991 <br /> <br />This file deals with a Division of Platted Lot and Variance to zoning <br />Ordinance at 2611 Rice street and 2595 Rice street. The engineering <br />staff has reviewed this proposal and has the following recommendations: <br /> <br />1. The master street plan shows a need of 9.5 feet of additional road <br />right-of-way for Rice street. <br /> <br />2. The site plans shows the construction of a new storm sewer catch <br />basin in the new south driveway. A storm sewer main would have to <br />be constructed from Wewers Road northerly 200 feet more or less to <br />serve this new catch basin. This could be done by the owner or as <br />a city project. <br /> <br />3. The west side of the new parking lot is proposed to drain into the <br />private property to the west. There is no storm sewer in this <br />location to pickup this run-off. The new lot should be graded to <br />the east not the west. <br /> <br />4. Side walk is required to be constructed along Rice Street from the <br />south property line to the north property line of the hardware <br />store property. <br />
