BACKGROUND <br /> <br />This is an application for preliminary and final plat <br />approval to create an additional buildable lot and a <br />future buildable lot on land that is currently occupied by <br />two single-family lots. All of the proposed lots exceed <br />the minimum area requirements for single-family <br />residential lots. They also at least meet and <br />significantly exceed all of the lot standards in the R-l <br />District. <br /> <br />This is a subdivision design that has been prepared with <br />extensive review and discussion with City staff. For <br />quite a while, Mr. Struble attempted to work with the <br />property owners to the west in an attempt to develop a <br />design that provided access to the area that is now shown <br />as Outlot A. <br /> <br />After learning from these owners that they were not <br />interested in platting at this time, Mr. Struble worked <br />through a variety of sketches that attempted to create two <br />more lots with access off McCarrons Boulevard North. If <br />you look at the shape of this parcel, you will understand <br />that the lots that were studied in these sketches were <br />rather oddly shaped. Several of these lots would have <br />required setback variances, although all of them included <br />sufficient area. <br /> <br />Since that time Mr. Struble has worked with his neighbor, <br />Mr. williams (who now lives in California) to develop the <br />plat that is before us now. This is a very reasonable <br />solution, creating a single lot that is buildable at this <br />
