<br /> <br />From: <br /> <br />Rick Jopke ~ <br />Douglas strong d-6 <br />Planning File #2204 <br /> <br />To: <br /> <br />Re: <br /> <br />Date: February 28, 1991 <br /> <br />This file deals with a Preliminary and Final Plat at 475 and 485 North <br />McCarrons Blvd. The engineering staff has reviewed this proposal and <br />has the following recommendations: <br /> <br />1. Assessments for Sanitary Sewer of $955.84 and watermain of $750.45 <br />must be paid if the plat is approved. <br /> <br />2. Outlot A as shown will be land locked and not a buildable lot. No <br />Assessments have be charged to this lot. The proposed Outlot A is <br />planned to be added to future improvements to the West. At that <br />time assessments will have to be addressed. <br /> <br />3. Sanitary Sewer and Water Services will have to be built to lot 2. <br />A permit from both the City of Roseville and Ramsey County will be <br />required. <br /> <br />4. When the new home on lot 2 is built a turn around for the driveway <br />will be required to be constructed on the lot. <br /> <br />5. Grading plans must be reviewed as part of the building permit <br />approval. <br /> <br />6. The existing home at 475 North McCarrons Blvd. is shown to have <br />only a 28 foot set back.
