The engineering staff has <br />reviewed this proposal and has the following recommendations: <br /> <br />L'0 <br /> <br />t~) <br />.", 6./,. <br /> <br />@ <br /> <br />The existing fence is over 4 feet in height and is built on the <br />right-of-way or in the front yard set back area. A variance is <br />needed to have the fence meet code if it is to be built as shown. <br /> <br />2. <br /> <br />The parking area is gravel without concrete curbs around it. <br />Bituminous paving and curb around the parking lot is required by <br />code but not planned to be done until Phase 2. <br /> <br />The proposed plans show parking along the East right-of-way of <br />Prior Avenue and the North right-of-way line of County Road C <br />with no set back. <br /> <br />3. <br /> <br />5. <br /> <br />The percent of green area within the parking lot needs to be <br />checked. The area as shown does not meet code. <br /> <br />There is an existing driveway opening located on County Road C at <br />the east side of the lot. This driveway is not being proposed to <br />for any use and should be removed and replaced with concrete curb <br />and gutter. <br /> <br />sidewalk is needed along the County Road C side of the lot. <br /> <br />8. <br /> <br />Phase 2 shows Arthur Avenue being built along the east side of the <br />lot. The parking lot has two proposed driveway entrances off of <br />proposed Arthur Avenue. These proposed locations have openings in <br />concrete curb around the parking lot which must be filled with <br />a bituminous curb to better control drainage flows. <br /> <br />9. <br /> <br />The proposed storm sewer as shown in Phase 2 should be extended <br />into the parking lot to pickup the drainage when Phase 3 is built. <br />
