<br />- 3 - <br /> <br />building interior, we will apply for all proper permits <br />and review such plans with designated City officials <br />prior to initiating any reconstruction or remodeling. <br /> <br />With specific regard to code compliance in the matters of <br />paving, installation of sidewalks and perimeter curbing, <br />and the construction of island dividers in the employee <br />parking area, National respectfully requests variances to <br />these requirements for the following reasons: <br /> <br />o The Twin Lakes Redevelopment Plan has not as yet set <br />target dates for construction of the proposed Arthur <br />Street on the East boundary line of the subject <br />property. Likewise, no time line has been established <br />for the simultaneous vacating of Prior Avenue on the <br />property~s West boundary line. <br /> <br />o Similarly, while the prospect of widening County C <br />Road in the front of the property has not yet evolved <br />into a formal plan, we are advised that such action <br />may be possible at some future date. <br /> <br />o We are further advised that existing drainage <br />easements now extend North of Prior Avenue. <br /> <br />o Inasmuch as the configuration of the property~s <br />boundaries in the imminent future are not exactly <br />known, complete paving and the installation of <br />perimeter curbing and parking lot islands at this time <br />is, therefore, not operationally practical and <br />financially responsible. <br /> <br />o Should National pave and curb at this time, the <br />proposed construction of Arthur Street to the East <br />could likely cause National to incur additional <br />expenses in relocating drainage, re-paving, re- <br />curbing, and erecting new fencing. <br /> <br />o Comparable expense would be incurred with the <br />simultaneous vacating of Prior Avenue to the West. <br />The existing drainage easement would undoubtedly <br />require relocation in accord with the requirements of <br />the Rice Creek Watershed District. <br /> <br />o Any future intent to widen County Road C would have a <br />material, adverse impact on the design, location, and <br />volume of the employee parking area.
