Quad., TH 36 and Dale St. <br />Roseville, MN <br />C.S. 6212 <br /> <br />The Minnesota Department of Transportation is in receipt of the <br />above referenced plat for review in compliance with the provisions <br />of Minnesota Statute 505.03, Subd. 2, Plats and Surveys. <br /> <br />We have completed our review and find the proposed plat acceptable <br />for development, with the following comments: <br /> <br />1. Currently Mn/DOT's construction program includes <br />reconstruction of the TH 36 bridge over Dale Street. The <br />project is scheduled to be let in February of 1993. The need <br />to upgrade Th 36 from I-35W to TH 61 was identified in <br />previous Mn/DOT 20 year plans. Detailed designs and/or plans <br />for either of these projects are not available at this time. <br />However, Mn/DOT would like the city and the developer to be <br />aware of these improvements and the possibility of future <br />impacts to the proposed development. <br /> <br />2. The proposed access to Minnesota Avenue from Lovell Avenue is <br />located too close to an existing private entrance on Minnesota <br />Avenue. The close proximity of the existing entrance and the <br />proposed Lovell Avenue may impact the traffic on Minnesota <br />Avenue. An alternative is to relocate the existing private <br />entrance on Minnesota Avenue to Lovell Avenue. The entrance <br />should be located approximately 110 to 190 feet north of <br />Minnesota Avenue on Lovell Avenue. <br /> <br />The developer should meet with the city of Roseville and the <br />property owner on the east side of Lovell Avenue to develop <br />plans for a single access point on Minnesota Avenue. <br /> <br />An Equal Opportunity Employer <br />
