<br />acti vi ties, the DEVELOPER shall have posted with the <br />CITY a landscape bond or a letter of credi t, in an <br />amount equal to 150% of the cost of all site <br />landscaping and site restoration. The specific amount <br />of this letter of credit shall be determined by the <br />community Development Director, following the. <br />completion of all site construction plans. <br /> <br />B. The Owners Association documents shall contain strong <br />language strictly prohibiting either resident or <br />visitor parking in areas which are not specifically <br />designated for parking, on the approved site plan. <br />Also, language prohibiting the parking of boats, <br />trailers, campers, recreational vehicles, and similar <br />vehicles on the site except in garages shall also be <br />included in the Owners Association documents. These <br />Association documents shall include appropriate <br />enforcement provisions which shall remain in effect <br />throughout the life of the development. <br /> <br />C. The DEVELOPERs shall prepare and implement a plan for <br />traffic control signage within the development, to be <br />approved by the City Engineer. <br /> <br />D. That the appropriate park dedication requirements be <br />fulfilled. <br /> <br />E. That final drainage, utilities, and street design be <br />approved by City staff. ' <br /> <br />F. That developer assumes all maintenance responsibility <br />for the storm sewer ponding area on the east side of <br />the site which serves this site. <br /> <br />G. Rottlund Company Inc. will assume all c6sts of the <br />design end construction of the public street' including <br />the provision of any necessary bonds. DEVELOPER's Default. <br /> <br />In the event of a default by the DEVELOPER, as to any of the work <br />to be performed by it hereunder, the CITY may withhold <br />certificate of occupancies or, at its option, perform the work <br />and the DEVELOPER shall promptly reimburse the CITY for any <br />expense which it incurs. If the CITY is not reimbursed within 15 <br />days from the date of the billing for the cost of performing such <br />work, the CITY shall be reimbursed from the letter of credit <br />identified in section 7-A above. <br /> <br />The CITY agrees to give the DEVELOPER written notice of its <br />default not less than thirty (30) days prior to the commencement <br />of the CITY I S work.
