BACKGROUND <br /> <br />Concordia Academy and Rottlund Homes have an approved Planned unit <br />Development for their projects at County RoadB and Dale Street. <br />Rottlund is completing its townhouse units and Concordia is <br />constructing an addition to the school. An entry sign for <br />Concordia was shown on the PUD Landscape Plan at the corner of <br />Dale Street and new Lovell Avenue, as illustrated on the attached <br />sketch. When that drawing was submitted, however, the ballfields <br />in this location were to remain part of Concordia property. In <br />subsequent negotiations over park dedication fees, Concordia <br />dedicated the property around the fields to the city. This would <br />have put the Concordia sign on ci ty property. To correct this, <br />Concordia retained ownership of a small corner of property at this <br />intersection (see attached survey map). Because this creates a <br />new parcel and property line, the PUD needs to be amended to <br />reflect this. <br /> <br />2 . DEVELOPMENT SUMMARY <br /> <br />The Concordia sign is proposed to be a double-faced, lighted <br />ground sign, 6' wide and 4-1/2' high on a 1-1/2' high base, as <br />described and illustrated on the attached materials from the sign <br />company. It will be located on the small triangular-shaped parcel <br />at the northeast corner of Dale Street and Lovell Avenue. The <br />sign will be set back 15' from each street frontage, leaving a 30' <br />triangle for visibility at the street intersection. The proposed <br />sign meets the size and setback standards in the Code. <br /> <br />3. CONCLUSION <br /> <br />The Concordia ground sign meets the City's minimum standards for <br />signage and visibility and is a reasonable modification to the <br />overall PUD plan. We recommend approval of the PUD amendment. <br />
