Skillman <br /> <br />Date: March 26, 1991 <br /> <br />Subject: Request for Variance <br /> <br /> <br />In conjunction with the street construction being done on Skillman Avenue <br />in front of my house under City of Roseville project -91-03, I would like <br />to upgrade my driveway also. I wish to replace my ex sting asphalt driveway <br />with a concrete one and also to replace the concret~ floor in my garage. I <br />understand that since my garage is not 5 feet from the neighboring property <br />in accordance with city code 13.050 that a variance must be obtained in order <br />to make any improvements. I would like to explain why I am requesting such <br />a variance. <br /> <br />The property in question is the 83.25 foot by 130 foot lot located at 1194 <br />West Skillman avenue and contains the residential dwelling in which I and <br />my family live along with the unattached garage. The property was sold to <br />to me in 1973 by the person who originally built the house in 1951. There <br />was no problem encountered with the location of buildings or driveway at <br />that time. I have made no changes to the location of buildings or roadways <br />since then. As can be seen from the drawing the house is set closer to the <br />property line than most other homes in the neighborhood. I do not know the <br />reason for that but it also forced the garage to be set back furthur from <br />the street than other similar ones in the area. It also leaves a minimum <br />of space for the driveway and makes it difficult to get into one stall of <br />the garage as it must be approached at an angle. Relocating the garage any <br />furthur off the property line would make it almost impossible to enter and <br />exit this stall. The garage is already 105 feet from the street and can not <br />be placed any furthur back on the lot. <br /> <br />The garage building itself is in good phsyical shape and there is no reason <br />to replace it with the exception of the floor which has several cracks all <br />the way across it and has settled as much as an inch in places. There is <br />also a screened patio connected to the garage. A 'minor variance' has been <br />requested of the city to allow the new driveway approach to be built where a <br />the old one was. I would like approval for these improvements as outlined to <br />be done also, because tearing down the old garage and relocating it is not <br />economically feasible nor is it suitable due to the position of the existing <br />home and driveway. I was informed by the city that this request should also <br />be submitted with the request for the 'minor variance' and so I am including <br />it at this time.
