The site at 725 W. Larpenteur Avenue is zoned R-1 single <br />family but is designated for medium density residential on <br />the City~s comprehensive plan map. <br /> <br />2. The site is currently occupied by a single family dwelling. <br /> <br />3. <br /> <br />Heritage <br />rezoning <br />28 uni t <br />question. <br /> <br />Development of Minnesota Inc. is requesting a <br />from R-1 to PUD to allow for the construction of a <br />owner occupied townhome proj ect on the site in <br /> <br />4. The Roseville Planning Commission, on a 4-3 vote, recommended <br />approval of the rezoning from R-1 to PUD with the following <br />conditions: <br /> <br />a. Tha t the proposed play area bed enlarged because the <br />proposed site is isolated from other park and <br />recreational areas. <br /> <br />b. That the buffer strip be enlarged to protect Sweeney <br />Pond from the proposed development. <br /> <br />c. That the proposed stor.m water detention pond be <br />constructed and maintained in accordance with <br />Metropolitan Council guidelines. <br /> <br />d. That additional large caliper trees be provided to <br />screen the project from Sweeney Pond and the adjacent <br />residences. <br /> <br />e. That a Development Agreement and a Letter of Credit be <br />provided to insure that the proposed landscaping and <br />sedimentation ponds are properly maintained. <br /> <br />f. That a plan be developed to mitigate adverse impact of <br />snow storage from the project on Sweeney Pond. <br />
