<br />1. j, (J <br /> <br />REQUEST FOR COUNCIL ACTION <br /> <br />DATE: 3-25-91 <br />ITEM NO.: E-~ <br /> <br /> <br />Manager Reviewed: <br /> <br />Agenda Section: <br /> <br />~i)~ <br /> <br />Consent <br /> <br />Eugene House request for a minor variance at <br />468 Woodruff Avenue. <br /> <br />Backqround: <br /> <br />1. ci ty ordinances require that residential structures have a <br />30 foot rear yard setback. <br /> <br />2. Eugene House wishes to add an 11x14 foot addition onto the <br />rear of his existing dwelling at 468 Woodruff Avenue. The <br />proposed addi tion would have a 20 foot rear yard setback <br />instead of the required 30 feet. <br /> <br />3. The Minor Variance Committee unanimously recommended approval <br />of the variance to allow the 20 foot rear yard setback <br />because of the unusual pie shape configuration of the lot <br />and the extreme grades on the site. <br /> <br />Alternatives: <br /> <br />1. Deny the variance and require the dwelling to remain in <br />conformance with the ordinance. <br /> <br />2. Approve the variance as requested based on findings that a <br />hardship exists. <br /> <br />Policy Obiective: <br /> <br />1. To insure that structures conform to the requirements of the <br />zoning ordinance. <br /> <br />2. To grant variances where it is demonstrated that a hardship <br />or practical difficulty exists. <br /> <br />3.
