Sextant. <br /> <br />Backqround: <br />1. ci ty ordinances require that a 5 foot side yard setback be <br />maintained on the property. <br /> <br />2 . Mr. Dombross proposes to expand a single car garage into a <br />double car garage which will result in a setback of 4 feet <br />one inches instead of the required 5 feet. Mr. Dombross also <br />proposes to install a sidewalk which is setback 13" instead <br />of the required 24". <br /> <br />3. The minor variance committee unanimously recommended <br />approval of the variance because of the minimal variance <br />involved and because the extra width is necessary to have a <br />properly functioning double garage. <br /> <br />Alternatives: <br /> <br />1. Deny the variance and require the garage and sidewalk to be <br />built in accordance with the requirements. <br /> <br />2. Approve the variance based on the finding the hardship <br />exists. <br /> <br />policv Obiectives: <br />1. To ensure proper separation of dwellings. <br /> <br />2. To ensure that the development within the standards <br />established by the City zoning Ordinance. <br /> <br />3. To grant variances where hardship exists. <br />Staff Recommendation: <br /> <br />1. It is recommended that the City Council Richard Dombross' s <br />request for a minor varianc~at 797 W. Sextant Avenue. <br /> <br />Council Action Requested: <br /> <br />1. Motion to approve Richard Dombross ' s request for a minor <br />variances at 797 W. Sextant Avenue. <br />
