The City ordinances require that there be 30 foot rear yard <br />setbacks on properties in R-2 two family dwelling zoning <br />districts. <br /> <br />2. John Coleman and Janet Surry own the duplex at 1231-33 Rose <br />Place. <br /> <br />3. The applicants wish to enclose an existing deck to create a <br />three season porch. The proposed three season porch would be <br />located 18 feet away from the rear property line instead of <br />the required 30 feet. <br /> <br />4. The proposed construction has been approved by the association <br />for the development which this two family dwelling is a part <br />of. <br /> <br />5. The Minor Variance Committee unanimously recommended approval <br />of the variance because the proposed three season porch would <br />not project any further than the existing deck, because there <br />are no reasonable alternatives for providing the three season <br />porch, and because the proposed three season porch has been <br />approved by the association of the development which this two <br />family dwelling is a part of. <br /> <br />Alternatives: <br /> <br />1. Deny the variance and require the duplex to be maintained in <br />accordance with City setback standards. <br /> <br />2. Approve the variance as requested. <br /> <br />Policy Objectives: <br /> <br />1. To insure that structures are constructed and maintained in <br />accordance with the City's zoning regulations. <br />
