Transit Avenue. <br /> <br />Background: <br /> <br />1. City ordinances require that residences have rear yard <br />setbacks of at least 30 feet. <br /> <br />2. <br /> <br />Boyd Bowman has requested <br />construct an addition onto <br />have a rear yard setback of <br />30 feet. <br /> <br />a variance to allow him to <br />his existing house which would <br />21 feet instead of the required <br /> <br />3. All affected neighbors have indicated their approval of the <br />variance. <br /> <br />4. The Minor Variance Committee unanimously recommended approval <br />of the variance. The Committee felt a hardship was present <br />because of the unusual shape of the lot and the location of <br />the existing house on the lot. The Committee also felt that <br />because of the existing berm and mature evergreen trees along <br />the rear property line, that this proposal would not <br />adversely affect adjacent properties. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulty exists. <br /> <br />2. Grant the variance if it is found that a hardship or <br />practical difficulty is present on the site. <br /> <br />Policy Objectives: <br /> <br />1. To insure that development occurs in accordance wi th the <br />City's comprehensive plan and ordinances. <br /> <br />2.
