Reason for requesting Minor Variance at 2319 North Victoria Street:

We intend to construct a 28 by 26 foot addition to the existing house,
as well as "square off" a 4 by 10 foot area at the southwest corner of
the existing house.

The existing house was built in 1926. In the middle 1970's a road easement
was acquired by the State, and transferred to Ramsey County. This allowed
for the re-alignment of the service drive serving the Riviera Apartments
when the bridge over Highway 36 was built for Victoria Street.

The variance requested is for front yard setback, since the existing house
is less than 30 feet from the edge of this easement. The front of the
proposed addition will probably be set back 2 feet from the front of the
existing house. However, in no· case will it extend any father east than
the front of the existing house.

Attached are two pages of plot plans showing existing and proposed buildings.
This was done to scale, and both property edges did not show clearly on
a single page. Also attached is a copy of the legal description, as well as
signed permission from adjacent property owners. These are Wayne Roberts at
2323 North Victoria (property directly North), and Stanley Quist at
888 Lovell (property directly West).
