April 13, 1992

City of Roseville
Attn: City Planner
2660 civic Center Drive
Roseville, MN 55113

Dear Sir:

Enclosed please find an application for a minor variance and a check
for $25.00. Also enclosed are copies of two diagrams (Exhibits IIAII and
"B") from Roseville City Project 92-02-54 10-29-23-34-0025.

I was recently notified that the location of the driveway on my
residential property, 1398 Sandhurst Drive West, was in violation of
Roseville city code. The code states that driveways must be a minimum
of thirty feet from side street right-of-way lines. Currently, as
shown in Exhibit IIAII, the edge of my driveway is less than five feet
from the Albert Street right-of-way. In order to comply with city
code, the driveway would have to be re-built to a point thirty feet
from the Albert street right-of-way, as indicated in Exhibit "B".

Currently, the location of the driveway allows it to follow a straight
line directly to the garage. The location of the driveway proposed in
Exhibit "B" would be very awkward, since it would disrupt the front
yard and necessitate a considerable lengthening of the driveway via an
indirect, curved course toward the garage. I would expect the cost for
such a re-build to be significant.

Therefore, I am requesting a variance that would permit the driveway to
remain at the present location. I do not expect this variance to
affect any of the adjacent or other nearby properties.

Please call me at (612) 659-7336 (work) or (612) 635-0437 (home) if you
require additional information or if I can be of any assistance. Thank
you for your consideration.

Sincerely,

.~ I\N ~

Steven W.
