City ordinances require that detached garages be located in <br />the rear yard. <br /> <br />2. Mr. Lutz is requesting a variance to allow him to remove an <br />existing non-conforming 1-1/2 car garage and replace it with <br />a 3 car garage. The existing and proposed garage are located <br />partially in the side yard of the structure. The front of <br />the garage would be located approximately 13 feet forward of <br />the rear line of the house. <br /> <br />3. City ordinances also require that driveways be a hard, <br />dustless surface. <br /> <br />4. <br /> <br />Mr. Lutz <br />limestone <br />driveway. <br /> <br />is requesting a variance <br />driveway instead of the <br /> <br />to maintain a <br />required hard <br /> <br />crushed <br />surface <br /> <br />5. The Minor Variance Committee unanimously recommended approval <br />of the minor variances because of the extreme setback of the <br />house and the potential impact on landscaping and drainage if <br />the garage is constructed in accordance wi th the ordinance <br />with the condition that the driveway be paved within the <br />right-of-way. <br /> <br />6. The site is adjacent to Materion Park and unimproved right- <br />of-way, therefore there were no affected neighbors which <br />would be required to sign for the variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on there being no hardship <br />demonstrated. <br /> <br />2. Approve the variance as requested. <br /> <br />Policy Obiectives: <br /> <br />1. Insure that construction occur in conformance with the city <br />
