Size of current site: 133' x 68'. <br /> <br />2. Nature of current and proposed buildings: residence (both) <br />-addition to current building (residence). <br /> <br />3. Proposed use of land and buildings: residence (no change) <br />-addition would include a kitchen. dining/living room and a half <br />bath. <br /> <br />4. The current zoning limits and its design limits our ability to <br />fully utilize the space in the existing building. A street right <br />of way exists to the north of the existing building which, under <br />the current zoning, requires a thirty (30') set back rather than <br />the usual side lot set back of 10". The current building is as <br />large (width, height and length) as it can be without a minor <br />variance regarding the set back. <br /> <br />If approved, the requested minor variance would allow us to <br />expand the current building to the north as well as allow us to <br />utilize the existing building more efficiently. For example, the <br />existing building has a stairway from second level (west end) <br />to the basement. The stairway effectively splits the lower level <br />(west end) in half and severely limits the utilization of the <br />basement space (the east end of the lower level houses the <br />garage) . <br /> <br />With a variance allowing for expansion to the north, we will <br />also change the access to the basement (west end) from the <br />current access to a north access. This will allow us to <br />eliminate the existing stairway and more fully utilize the <br />existing space in the basement area. <br /> <br />5. Not applicable <br />6. Not applicable <br /> <br />7. The current zoning creates a hardship regarding the efficient <br />utilization of the existing because of the design and setback <br />limitations cited above. The requested variance will also allow <br />us to expand some of the existing upper level rooms in the <br />current building as well as to separate the main living areas <br />from the privacy areas including the bedrooms. <br />
