The building is in the B-2 <br />zoning district; the requirements are as follows: <br /> <br />1) Wall Signs. Signage on the building is allowed for an area of at least 100 square feet <br />or 4% of the front building elevation, whichever is greater. The front face of your <br />building is about 1,870 square feet, 4% of that is 75 square feet, so the 100-square-foot <br />minimum would apply. This means you can have signage on any face of the building - <br />front, sides, or back - as long as the total of all the signs does not exceed the maximum <br />square footage. <br /> <br />In addition, there is a bonus of 1/2 square foot of sign area for each lineal foot in excess <br />of 60 feet that the sign is set back from the center line of the frontage street. The <br />front face of your building is set back 73 feet from the center line of Lexington Avenue, <br />or 13 feet in excess of 60, for a bonus of 6.5 square feet. <br /> <br />The bottom line is that you would be allowed 106.5 square feet of wall signage on your <br />present building. <br /> <br />2) Pylon Sign. One pylon sign per building per street frontage is allowed, also no greater <br />than 100 square feet in area, and no more than 25 feet in height, set back at least 30 <br />feet from the front property line (the current right-of-way line for Lexington Avenue) and <br />10 feet from either of the side lot lines. <br /> <br />As we discussed, you have several options: <br /> <br />1) Pursue the pylon sign variance you have already applied for. Given the feeling on the <br />.' Planning Commission and City Council, you are almost certain to be denied. <br /> <br />" <br />
